What Is Re-Roofing?

Re-roofing, also called shingle overlay, is the process of installing a new layer of shingles directly over an existing asphalt roof — without a full tear-off.

It’s a faster and more affordable alternative to full roof replacement if your existing roof is in decent condition.

Is Re-Roofing Right For You?

You may qualify for re-roofing if:

  • Your current roof has one layer of shingles

  • The decking underneath is sound (no sagging or rot)

  • You’re looking for a budget-friendly roofing option

  • You want to avoid the disruption of a tear-off

We always perform a free inspection with photos to confirm eligibility.

Re-Roofing Eligibility & Limitations

Re-roofing is not suitable for every roof. Because this method involves installing new shingles over an existing roof, certain conditions must be met for it to be a viable option.

Re-roofing may be appropriate when the existing roof has a single layer of shingles, the underlying structure is in good condition, and there are no signs of widespread moisture issues or ventilation problems. In these cases, a re-roof can provide a refreshed exterior without a full tear-off.

However, re-roofing does have limitations. It does not allow for inspection of the roof deck or underlayment, cannot correct hidden issues, and is not permitted when multiple layers of roofing are already present. For these reasons, re-roofing is often considered a situational solution rather than a long-term one.

A professional inspection is the best way to determine whether re-roofing is appropriate or whether a full roof replacement would provide greater long-term reliability.

Re-Roof FAQ's

How is re-roofing different from a full roof replacement?

Re-roofing involves installing new shingles over an existing roof, while a full roof replacement removes the old roofing materials and rebuilds the system from the deck up. Re-roofing can be appropriate in limited situations, but it does not allow for inspection or correction of underlying issues.

When is re-roofing an option?

Re-roofing may be considered when the existing roof has only one layer of shingles, the structure is in good condition, and there are no signs of moisture intrusion or ventilation problems. A professional inspection is needed to confirm eligibility.

Are there limitations to re-roofing?

Yes. Re-roofing does not address hidden issues beneath the surface, cannot correct ventilation or underlayment problems, and is not permitted when multiple roofing layers are already present. For many homes, these limitations make full replacement the more reliable long-term option.

How long does a re-roof typically last?

The lifespan of a re-roof depends on the condition of the existing roof and the materials used. Because the underlying system remains in place, re-roofing generally does not offer the same longevity or predictability as a full roof replacement.  Generally speaking, re-roof life expectancy is half of that of a full roof replacement.

How do I know whether re-roofing or replacement is right for my home?

The best way to determine the right option is through a professional inspection. Evaluating the roof’s age, condition, and structure allows for an informed recommendation based on long-term performance — not assumptions.
